Puerto Madero keeps growing | realestateandeconomy.com
For the 4th consecutive year, we have conducted a survey about the activity of the new real estate residential developments in Puerto Madero. The construction activity has been steady and the values have increased more than 21% during the last year.
Value details within the area.
In this case, the area under study has a similar number of buildings under construction or for sale in comparison to last year. However, there has been a 14% decrease in the surface area under development *.
The average values of the newly-constructed projects have increased by 21.36% during the last 12 months. This is the highest increase rate in the last 3 years with 41.44% accumulated increase of the sqm during such period.
The highest values per sqm in the area belong to two projects carried out by Alan Faena: “El Aleph” with a value of USD 5,400 per sqm and “Los Molinos” with a value of USD 4,500 per sqm. There are practically no offers of brand new units with values lower than USD 2,800 per sqm in this area. The average value requested for each new garage unit is USD 26,500.
The percentages of sold units reported by developers vary within the area. However, if the “legalization of sums of money of uncertain origins” proposed by the National Government is applied, the products that are currently under offer will surely be highly demanded within the real estate local industry because investors consider the area as a “premium neighbourhood” due to its proximity to downtown, the protection offered by the Naval Prefecture (Coast Guard) and the high building level of the projects.
There are still major projects which will be carried out in the area and will add more value to the residents. Some of them are new office buildings (Madero Office, ArtMaría, etc.), thematic rides on the still waters, large shopping malls and centers (Madero Harbour, Mall Dique 3), Hotels (St. Regis Hotel & Residences, Buquebus Hotel) and convention centers.
